Wondering how much your property is worth?
While it is not always as cut and dry as it might seem, there are many factors to consider when determining your property’s value. The best and most accurate method is to have one of our professional REALTORS come take a look at your property - as opposed to determining a price sight unseen by comparing it to other area property’s bedrooms, bathrooms, square footage, garage, lot layout, lot size, pool, floor plan... just to name a few.
Selling water property is a specialty and we have a team here at Property Cape Cod devoted exclusively to our Water and Luxury brand. Why should you work with a Realtor who specializes in Water properties?
Experience can prove valuable whether purchasing or selling water properties, because there are a number of unique variables that need to be considered throughout the transaction, such as the property’s characteristics, circumstances, setting, and conditions (e.g., local conservation).
Water and Luxury property do not always go hand-in-hand.
The finishes, quality of materials, special features, moldings, and attention to the finer details are important aspects of Luxury property that sometimes can go unnoticed. We find the smallest details can have the greatest impact. Then there are the luxurious comforts and special features that sets the property apart from others. Again this will not be appreciated, if not understood or demonstrated by agents to prospective buyers.

We treat our senior clients with dignity, patience, and compassion. We don’t rush through explanations or the paperwork. We want to work not only with the client, but also with any family members that wish to be involved, while respecting the client’s wishes at the same time. Clients are our first priority and for us, promoting their best interests is paramount.
Selling your property is all about presentation and staging your property is a very important aspect of this, but unfortunately its value is often overlooked. So much so, that we stage about 80% of the properties we sell. We have an in-house professional stager who can help determine if your property should be staged, and if needed, will incorporate pieces that appeal to a wide variety of buyers. Staging your property increases interest in the home, and allows buyers to visualize furniture placement and see the true potential use of the space. We find this leads to a faster sale and a higher sales price for our clients!
