A first time buyer consultation will give you and your potential buyer’s agent a chance to discuss your “must-haves” (e.g., distance from work, number of bedrooms/bathrooms), “should-haves”, and the “wish list”. During this process, we get to know you and you get to know us. In the end, buying a home is a compromise between what you would ideally want, and choices that are within your budget.

Getting a Mortgage?


The first step in this process is to get a pre-approval for a mortgage. This allows you to plan your home budget  accordingly, so you are financially comfortable when you purchase. In addition, it gives you time to understand your options and weigh them out from a mortgage perspective. There are many options when it comes to home loans, and it is important to choose the right program for your situation, as all our situations are all unique. It's not a “one size fits all” formula. For example, there are adjustable rate mortgages, conventional mortgages, FHA, VA, MA, US loan programs and more. 

So where do you start?

Start with your REALTOR, who works with mortgage professionals everyday, as they can guide you to the best lender for your situation. Not all lenders are the same. Sometimes a bank is the best fit; sometimes it is a mortgage broker. Your situation is unique, just like you as an individual, are a unique person.

Do not overlook your Credit Score.


An important item first time home buyers overlook when looking for a mortgage is Credit Scores. It’s important to work with a knowledgeable, experienced REALTOR,  as we will help match you with a mortgage representative that specializes in your type of financing needs. It is beneficial to prepare ahead of time, and an experienced mortgage broker can give you advice on the steps you need to know to increase your Credit Scores and work towards a common goal.
