I was raised on the Northside of Cape Cod, living in Barnstable Village, Cummaquid, West Barnstable and downtown Sandwich. I attended University of Massachusetts/Boston graduating with a Management Degree in Human Services. After graduating I moved away and lived in various parts of the country.   But I missed the ocean air and beautiful scenery of Cape Cod, and so I moved back from Arizona in 2003, as the Cape and it’s shorelines repeatedly beckoned me home.

My career as a REALTOR started in 2005 and I began working with many high end buyers to help them find their dream waterfront home.  My local knowledge of the Cape, coupled with my dedicated and honest approach has continued to fuel my career.  I am focused and dedicated to marketing and selling properties along the shores of Cape Cod and beyond. I have sold many homes all over the Cape and this experience has made me an expert on the coastal home market.

I love the waters of Cape Cod, from all the activities water offers, to the smell of the salt air, to the shimmer that is distinctive to the Cape. I’ve been told no where else in the world does water shimmer the way it does here.  And, nothing else in life creates the relaxed happiness I experience when on my boat gazing upon the waters of Cape Cod, or when showing a property with a spectacular water view. What’s great about being a REALTOR specializing in water is that I get to experience all the types of water on the Cape on a regular basis. Every town’s scenery is uniquely different from Truro to New Seabury to Falmouth, to the Bay side.

From ongoing referrals and repeat clients, in 2016 I was motivated to expand my business and open Property Cape Cod Real Estate, a boutique firm where we always put our client’s best interest first. Since then, I’ve personally sold over $26 million in real estate.  Our high level of dedication and integrity, along with our expansive client base and strong negotiating skills, makes us the right brokerage find you your perfect Cape Cod Property, or to get your home sold.

Note from Tia:

Did you notice the same last name? Yes, we are related. Karen is my mother, but when it comes to real estate she is a top performing REALTOR on Cape Cod. We are able to keep business separate from our mother/daughter relationship, and that has worked out better than I could have imagined.

While we have different styles and personalities, we have grown to respect our differences and learn from each other as we help our clients achieve their real estate goals. It is a dream come true to have her by my side helping to continually grow our great company.

Born in New York and raised in New Jersey, I moved to Boston to attend Northeastern University to study business management. To support myself through college, I started waitressing and quickly moved into management. I’ve managed popular Boston establishments such as The Cactus Club and Salty Dog. From there I moved to Plymouth, MA and opened my own restaurant, Dawn’s. Here is where I met my husband, who is a veterinarian, and at the time was running his own Veterinarian Hospital. I sold her restaurant to manage the Veterinary Hospital and quickly doubled the hospital’s revenues by working with the staff and clients to increase efficiency and organization.

On a personal note, I currently reside in Plymouth with my husband and children - where I raise chickens, am an avid gardener and, I’m told, an amazing cook.

Note from Tia:  Dawn’s valued management experience proves instrumental every day as we grow our agency. Her leadership, organization, and dedication is key to the growth of our business as we strive to exceed client expectations. You will see for yourself as you interact with her, as she is very “hands-on” and will do everything to make your experience a positive and memorable one. Her skills are endless…

Note from Tia: Catherine goes above and beyond for her clients, and has done so on Cape Cod since 2002. With over 30 years of experience as a REALTOR, she possesses tremendous knowledge and expertise, but what qualities of hers that are most endearing is her endless patience, empathy, and genuine caring of her clients and colleagues. She is someone you know you can trust. She truly loves helping. We are blessed to have her as part of the team here at Property Cape Cod, and I know her clients feel the same, as many have expressed that directly to me.

Whether you’re a native Cape Codder, or a wash-ashore for 27 years, like me – we all know that feeling of crossing the bridge to the Cape and feeling all the tensions of the day wash away as we resume our simple, but enriched lives on Cape. My family vacationed here in the 1970s in Osterville, and we moved here in 1992. No place else restores our spirit like the Cape, and living here was a must for my family.

No two transactions are ever alike and I learn something from each buyer and seller. I am entering my 35th year as an agent, and I'm passionate about delivering an exceptional real estate experience. When you hire me, you're hiring a full time professional who is trained and skilled to deliver your dream home or get you the best price on your home to sell.
“From the initial meeting process to completion, I consider myself a guest in your home buying or selling adventure, and as such, respect your personal needs above everything else. You can rely on me to make recommendations that fit your taste and style -- but always give you the final word.”

I am an excellent communicator, offer superior service, and take great pride in my comprehensive knowledge of Cape Cod. Whether you are on the buying or the selling side, I will take care of you like family. I truly listen to my clients and excel at finding my clients exactly what they want in a home.
Give me a call, tell me what you want and I will make it happen!

I am a truly exceptional realtor as I believe in a positive experience for both Buyers and Sellers. I enjoy matching clients to their new homes and go beyond what is expected in terms of service. I have memberships in both the Cape Cod Board of Realtors and South Shore Board of Realtors since 1994. Along with a professional real estate Broker’s license in Massachusetts, I’m a member of the National Association of Realtors and Massachusetts Association of Realtors.

I’ve made a full-time career of negotiating sales on your behalf and am confident I am the one to make it happen!  Whether you are building a new home or buying an existing property -- I’m a consistent Top Producer with the background and experience to get you the results you need.

Industry Experience:

I use my strong business acumen and add my positive energy to help guide you throughout all phases of a real estate transaction. My 25+ years of experience as a full-time dedicated professional have included:

Land acquisition: No two lots are identical and land purchases can be complicated.  Using my knowledge and experience, from beginning approvals on Conservation and Historic sign-offs to working with engineers within the Villages… I can help you get through hurdles and onto the part of enjoying your build.

Subdivision: I’ve been Director of Marketing for a new construction company and have worked with local builders for decades. I can coordinate the details to keep you on track for an individual project or have handled entire neighborhoods (involving 5 to 55 homes).

New Construction: My goal is to put a match together pairing you with a local, reputable builder based on your budget and preference; for a truly exceptional experience from planning to implementation. I’ve helped with architectural design features and making the most of your budget.  I’ve completed hundreds and hundreds of new homes with area builders.

In my free time, I enjoy an active outdoor lifestyle with my family… biking the Cape Cod canal, skiing at Sunday River, or boating Cape Cod.  I actively volunteer with our local schools and Corpus Christi Parish. I love going to catch a baseball game and fluffing the flowers in my gardens.

Whether it is a summer cottage tucked in the woods or a sprawling waterfront oasis, I am confident that with my knowledge and experience, I can make it happen!

On a personal note, “It is truly inspiring to love what you do.” -Tammy Lippincott

Well that day has arrived, and she has surpassed expectations - which is hard to do with me as I strive for perfection for all our clients, with a critical eye on marketing. I am always challenging her, and she always rises to the challenge. She is “one-of-a-kind”, whom we all treasure and value. I am truly grateful to have her on the team. If you’re looking to sell your property, we approach selling your home a little differently in that we personalize the marketing to be distinctive to your property. By bringing all aspects of the real estate experience in-house, our marketing is tailored to meet the specific needs of the client. We believe each home is unique, and therefore each home requires a different marketing strategy and brilliant designs to obtain a quality result. Consequently, I am very excited and honored to play my part in creatively marketing your property to present it in its best, and most unique light.

I was born in Westchester County, New York and raised in Fairfield County, Connecticut. My family vacationed here annually since 1978, and our love of the beauty of Cape Cod and its waters kept us returning. So much so that my parents built their dream house and retired on Cape in 2004. A year later, I moved to the Cape to be here for my parents as they get older.

Self-employed for many years, I ran my own jewelry, accessories and gift shop consignment business, along with an eBay shop from the 1990s to my move to the Cape in 2005. My continued success always hinged on my ability to creatively market my wares, creating desire for my items and differentiating me as a seller and what I was offering from the rest of the internet sellers. Stories sell, and the tales I told moved my product quickly. Keep that in mind when you see me weave one for your property, both in images, headlines and description.

Prior to that I was the Campaign Manager for 3 terms for a local CT State House Representative. I was fortunate to have the opportunity to train and develop the campaign’s message with the very successful political guru Murray Fishel, president Grassroots Political Campaigns. It quickly fell on me to coordinate the inception, message, design presentation and completion each term of 15 major direct mail pieces for 5,000 voters, leading to an election win for the candidate. Additionally, I was also responsible for crafting the outgoing message for our phone banking efforts.

In 2007, I was hired as the Visitors Services Coordinator for the Cape Cod Museum of Art in Dennis, MA, a position created for me shortly after I started volunteering. I researched, composed and designed exhibition handouts for 32 exhibitions annually, coordinating information with public relations, curatorial staff and docents for the museum. There I developed a Gallery Guide to Current Exhibitions, facilitating visitor access and promoting positive visitor experiences for the museum. I coordinated public information and designed promotional materials with the PR Manager, and posted media listings for all upcoming exhibitions and events on internet sites and community media television networks.

My foray into real estate began in 2012 when I took an administrative position at a local real estate firm. It quickly became clear that I had an aptitude for real estate marketing, and I was increasingly receiving requests from agents for assistance in improving their marketing efforts. Fortunately for me, one of those agents was Tia Lilly, and it was obvious our viewpoints and taste with respect to marketing real estate were very much aligned. A silent partnership began back then, leading to my presence here today, and I am forever grateful for the opportunity to now be part of this fantastic real estate agency and its superb team.
